Nick also currently works as a development consultant and project manager for other New Orleans development firms including Diversified Enterprises of New Orleans which is the real estate arm of Cesar Burgos, and Crowley Properties, LLC. He shares office space within the office of Brian Gibbs of Gibbs Development.

Nick also spent over eight years at Bruno & Crowley Properties LLC Restoration and Development. In his role as Development Manager he oversaw all aspects of the development process for all projects during his time at Bruno & Crowley Properties LLC: acquiring properties, creating project budgets, identifying potential sources, layering the capital stack for projects and using his extensive knowledge of historic, LIHTC, and new market tax credits in Bruno & Crowley Properties LLC’s business models. He also works with contractors and lenders during construction to facilitate on-time, on-budget projects. Over the last 8 years, Nick’s role as development manager for Bruno & Crowley Properties LLC, LLC brought him extensive experience in complex multi-sourced tax credit deals as well as equity financed market rate residential deals. Bruno & Crowley Properties LLC, LLC specializes in scattered-site historic rehabilitation projects and Nick has secured the 9% competitive Low Income Housing Tax Credits as well the State and Federal Historic Tax Credits necessary to finance these projects. Furthermore, Nick has worked with Goldman Sachs Urban Investment Group on new market tax credit deals as well as debt and equity financing from Prudential’s Social Based Investment Group. His projects have ranged from renovating an abandoned department store into a state of the art jazz performance hall, to the scattered site historic rehabilitation of 70 units of low-income housing in the Iberville and Treme neighborhoods of New Orleans to the renovation of a five story abandoned office building in ground floor retail and 40 units of market rate apartments in Newark, New Jersey.

Nick also has extensive experience in land-use issues and has worked on dozens of PILOT’s, variances, subdivisions requests, and conditional use applications. As a result, he has experience in community engagement and working with elected officials and stakeholders in order to get the necessary project approvals.

In 2020, Nick founded Pousada Property Management LLC, a full service fee-based short term rental and boutique hotel operator. Pousada provides additional value for all of the short term rental and hotel development that Bruno & Crowley Properties performs. The company strives to put the needs of Owners first, by placing an emphasis on the less sexy aspects of property management such as routine & preventice maintenance and regular capital improvements that maintain the value of Owner’s assets over the long term while implementing operational systems and technology that maximize operating revenue. Pousada does all of this a lower cost than its competitors.

Nick is a graduate of Tulane University’s A.B. Freeman School of Business as a double major in Finance and Marketing. He is a licensed real estate broker in Louisiana.
